Do you manage rooms?
We manage entire properties and therefore do not manage individual rooms within properties.
How much do you charge?
We charge a small percentage of the total booking value.
Do you only use Airbnb?
We believe that Airbnb is the best short term rental platform and a high percentage of our bookings come from here. However we also use other carefully selected platforms depending on the home and the owner’s needs. We also promote our own Air Peace of Mind booking platform.
What if something goes wrong during a let?
We have a security deposit in place of up to £500. In addition, Airbnb has a host guarantee which you can view at www.airbnb.co.uk/guarantee. We also recommend that you take out your own insurance and inform your insurer that you are letting the property. We introduce all our owners to Guardhog, which is a unique insurance company that specialises in the home-sharing market. It is pay-per-stay and dovetails with your existing insurance policy.
Who are your homeowners?
Our homeowners are primarily owner-occupiers or those who have a second home in London, with availability ranging from 8 weeks to a year. We also receive interest from homeowners who have vacant properties on the market and wish to generate some extra income during the period between selling.
Who are the guests?
Our guests are often tourists (couples or families) coming to London for a holiday, or business travellers that prefer not to stay in hotels. We also receive enquiries from guests requiring accommodation for medium to long periods such as for extended business trips, house renovations or relocations.
What type of properties are you looking for?
We manage a range of properties in London, from chic 1 bed flats, to large family houses. All properties are fully furnished, in a great location and available for a minimum of 6 weeks per year.
How long are the lets?
Our lets run from as little as 5 nights all the way up to several months. This is ultimately decided by the availability of your property.
What do I need to do to prepare my home?
Your home should be in a clean and marketable state to present to guests. All homes must be compliant with local health and safety regulations. Gas and electric safety inspections should take place, and all fire alarms should be fully functioning. Your boiler should have an up-to-date service to avoid last minute inconveniences and heating issues.
We would always recommend that any items of high or sentimental value are either removed from the property or stored in a safe and lockable space. Personal belongings can be left inside your home; however, we would also require that you leave sufficient storage space for guests to unpack and store their own belongings.
How will I be able to manage my availability?
There is an owner portal where you are able to manage your dates, but you account manager will also be happy to manage your availability on your behalf. Simply let us know when your home is available and we can list its availability for reservations.
What about keys?
We require 4 sets of keys; 2 sets are to be used by us and our in-house cleaning team and 2 sets are for the guests to use.
My property is unfurnished, can I still use your service?
Whilst we do not manage unfurnished properties, we use several companies that specialise in short term furniture rental. Enquire for more information regarding this service.
Am I required to interact with any guests?
Air Peace of Mind runs an end-to-end service. We manage all aspects of your property rental from creating a listing for your property to marketing and delivering an exceptional travel experience for your guests.
